In Spain, the real estate system is built to serve the seller, not the buyer. Properties are listed by agencies that work exclusively for the seller, and buyers typically shop on their own. If you’re interested in a property, you work with the agency that happens to represent that listing. You don’t choose your agent, rather you inherit the seller’s.
These listing agents are legally and financially obligated to represent the seller’s best interest. So when you, as a buyer, show interest in a property, the only professional in the room is working for the other side first.
While some agents may be ethical and supportive, they can never truly be neutral. Their job is to close the deal in favor of their client - the seller. And unfortunately, we’ve heard far too many stories of buyers being misled, mistreated, or completely unsupported.
